Rental Criteria

By applying, applicants accept the below Resident Qualification Criteria:

  1. All Adult applicants over the age of 18 must submit a fully completed residency application and be named on the lease, provide proof of identity (Driver’s License, Passport or state ID) and a non-refundable application fee of $50 for each adult (paid online at this site or by money order/cashier’s checks only in person). Application can be completed online or applicant can request a paper application which must be completed, dated, signed and submitted.
  2. If multiple applications are received, the most qualified applicant will be approved, not necessarily the first application received. Once approved, an application reservation fee must be paid in the amount of one months rent in the form of a cashiers check or money order to hold a property and take it off the market. Until the application reservation fee is received, the property is still available to other prospective applicants. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this reservation fee. Application reservation fee will be credited towards payment of the first months rent upon move-in.
  3. Applicants should have a combined gross income of at least three/four times the monthly rent. Self-employed applicants may be required to produce upon request 2 years of tax returns or 1099s. Salaried or Hourly employees must provide pay stubs for the most recent 30 day period. Non-employed individuals must provide proof of income. All sources of “Other” income must be verifiable if needed to qualify for a rental unit.
  4. A minimum of two years residential history is required. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unauthorized tenants or pets, no NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.
  5. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past 5 years. The FICO credit score of at least 620 (Fair Rating) is the minimum acceptable score, although compensating factors will be considered. Due to the Fair Credit Reporting Act, you will not be furnished with a copy of the credit report, you may, however, obtain a free credit report from Equifax if your application is denied for credit reasons.
  6. Criminal records must contain no convictions for felonies within the past 7 years and no sexual or violent offenses.
  7. PETSCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS: A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure that ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.   8. No pet (with the exception of medically necessary pet) of any kind is permitted without specific written permission of landlord in the lease document, an addendum to lease with an additional refundable pet deposit acceptable to landlord. The following breeds are not allowed: German Shepherd, Doberman, Pit Bull or Pit Bull mix, Staffordshire Terrier, Chow, Rottweiler, Siberian Husky, Akita, Malamute, Presa Canario and Wolf-Hybrid. The standard pet deposit is $500/pet. Deposits are waived for medically necessary pets.
  9. No keys will be provided until ALL named tenants sign the lease, pay first month’s rent, pro-rated rent (if applicable), last month’s rent (if required), security deposit and pet deposit (if applicable). If last month’s rent is required, it must be paid in full upfront, as we can not collect in payments.
  10. Any exceptions to these criteria must be submitted in writing to the rental agent for the landlord’s review and consideration. If approval is then granted for such exceptions, we reserve the right to require a higher security deposit and or additional prepaid rent.
  11. Current occupancy standards are a maximum of 2 persons per bedroom (plus 1 per household) except for infants under 2 years of age.
  12. Tenants are NOT allowed to park commercial vehicles in the driveway or on the street in front of the rented property. Vehicles must not have any commercial lettering of any kind. These vehicles MUST be parked in the garage or offsite as Homeowner Association rules do not allow commercial vehicles.
  13. Tenants are strongly encouraged to obtain Renter’s Insurance for their personal property, which would not be covered by the Homeowner’s insurance policy. If you have water filled furniture/bed, you must provide proof of renter’s & liability insurance. as required under FS 83.535.
  14. Our company policy is to report failure to pay rent or any amounts owed to the credit bureau as a collection.
